Douglas J. Mullenix

As Principal with EQUIS Hospitality Management, Doug Mullenix has made considerable contributions to the hospitality division’s success by finding desirable sites for development, assisting in raising ownership equity, working with lenders to acquire suitable construction and permanent financing, and obtaining required Federal Trade Commission hotel franchise approvals from Marriott and Hilton as required. 

From an administrative perspective, Doug has made significant organizational changes to achieve operational efficiency.  In 2005, he became Managing Member of Mullenix Companies, LLC, which he created as a separate employee benefit and payroll company serving the hotel and construction management divisions. He continues to oversee that company, which has enabled the organization to control administrative costs, while providing fair and competitive employee benefits.  Doug also plays a pivotal role in all aspects of risk management, which includes contract negotiation of all property & casualty and health insurance agreements. In 2007, Doug initiated and implemented a health insurance conversion to a self-funded plan, resulting in significant cost savings and stabilized premium levels. Furthermore, Doug conducts property insurance reviews for the purpose of yearly renewals for all owned and managed assets, annual analysis of health benefits and expenditures, and annual reviews of portfolio property taxes.

Prior to his current duties with the hotel and construction divisions, Doug was President of Mullenix Real Estate (MRE), the Mullenix Companies’ former apartment division.  MRE managed the Mullenix family’s apartment portfolio until 2007, when Ivan Mullenix retired as chairman and divested the family’s apartment portfolio.  While serving as President, Doug directed all management activities of seven apartment complexes totaling over 2,700 units in the St. Louis metropolitan area.

Doug’s first years with the Mullenix Companies were primarily devoted to managing their single-family residential division, Dominion Homes.  During that time, Doug was involved in all operational aspects of a custom home building company.  His responsibilities included initial land acquisition and contract negotiation, subdivision zoning and site plan approvals, new home design for multi-lot developments, on-site construction supervision, marketing, direct sales and brokering purchase agreements of the completed residences.  These efforts enabled this division to realize the successful construction, completion and sale of 282 luxury homes and condominiums from 1992 through 2001.

Prior to joining the company in 1992, Doug was a market analyst for Barnes, Morris, Pardoe & Foster, a commercial real estate brokerage and management firm based in metropolitan Washington, D.C.  Doug earned his Bachelor of Arts degree in 1989 from Washington & Lee University located in Lexington, Virginia. 

Doug currently lives in Ladue, Missouri, a suburb of St. Louis with his wife, Betsy and their two children.  Doug has held a Missouri real estate license since 1992 with Mullenix Real Estate, Inc.
